Guiding you through the entire process – you are not alone!
If you are not from France, renting an apartment or house on the French Riviera is not easy. Many good places are not listed online, agencies are not cooperative and providing proof of income outside France is generally not accepted.
But don’t worry, I’ve got you covered.
The good news is that there is a workaround and we will guide you through the entire process. And again no worries, you can provide documents in any language from anywhere in the world and we can get you the place you like within your budget.
We are simply here for you, to represent you and only your best interest. Over the years we have met and built an incredible useful network of contacts such as landlords, real estate agencies, insurance companies and guarantors.
And of course gained tons of knowledge and experience to help you deal with the French system.
Why are they making it so difficult to rent a place? And what is the solution …
France is a democratic and social republic, this makes it a really pleasant and safe country for living. An example of this is that you are heavily protected as a tenant. To give you an example, in the Alpes-Maritimes department you can terminate your lease every month as a tenant and it’s difficult for landlords to undertake action in case of non-payment.
That’s why landlords need and want a rent insurance. And it’s the insurance companies that determine if you are a risky “dossier” or not. As you can imagine, they typically don’t take any risk at all. And that’s why they consider all applicants with income outside of France, and new to the region, to be too risky.
But there is a solution!
Now that we have identified the real problem, we can start working on the solution.
We work very close together with a few companies that specialise in exactly this. They act as a guarantor, co-sign your lease and provide all the guarantees the landlord needs.
You can provide documents in any language and proof of income from any country.
Sometimes we need to convince the real estate agencies because they have never heard about it and “no” is just an easy and comfortable thing to say for the French – you will get used to it.
We will help you prepare all the documents and do a pre-check to make sure that your file will be accepted.
This will also help determine what your maximum rent capacity is and important to know before we start searching places to live.

FAQ – Frequently Asked Questions
What can I expect from you?
We represent you, the tenant, and guide you through the entire process of renting a property on the French Riviera. We help you secure the place you want by negotiating and dealing with the agencies, helping you get insured, visiting houses and making sure you can sign your lease in no time!
What is a property hunter?
Most real estate agents or agencies work with and for landlords whereas we represent you, the tenant. We believe that “property hunter” is a better description because our ultimate goal is finding the dream property that you are looking for and guiding you through the entire process.
Are you a real estate agent?
We are licensed real estate agents, yes and representing tenants (you) instead of landlords.
How much do you get paid?
For helping you sign a lease from start to finish we charge a fixed fee of € 1,500 including taxes once your lease has been signed.

When do I need to pay you?
750 euros or half of our fees are to be paid just after the rent capacity evaluation. The remaining 750 € are only due when you have signed your lease!
Can you guarantee that I find a house?
We can guarantee that you will find a house and won’t stop until we have found your new home. During our intake we will discuss the possibilities within your budget and set realistic expectations.
