We represent you, the buyer, and guide you through the entire process of buying a property on the French Riviera. We recommend actions based on what is in your best interest and negotiate the best possible deal for you. That is what you can expect from us and this includes everything from understanding what you are looking for to house visits, building inspections, paperwork, financing, insurance and handing over the keys to your new home!

There is a difference between a listing agent and a buyers agent. A listing agent works for the seller whereas a buyers agent represents you, the buyer. A listing agent shows only the properties he has in his portfolio and might try to force you in one of those properties.
We are your buyers agent and our ultimate goal is finding the dream property that you are looking for and guiding you through the entire process.

We are licensed real estate agents, yes and representing buyers (you) instead of sellers. That is the difference between a listing agent – focused on sellers – and a buyers agent.

If the property is found through another real estate agency, we will share the agency’s commission. There are no additional fees to pay us on top of the seller’s agency fees.

If the real estate agency through which the property is found would not collaborate, then we would then charge a 5,000 euros (VAT included) flat fee. This can happen for budgets bellow 300,000.

If the house is found through a private or any intermediary not charging an additional commission, we will charge a fee equal to 3,6% (VAT included) of the net property price.If we do not propose any property corresponding to the description of the property to be sought, we will not receive any remuneration and will remain liable for the costs incurred for the search.

Because we are not affiliated with any of the seller agencies we can stay completely objective and act only in your best interest.

All fees are only due upon closing of the acquisition. No fees are to be paid in advance, as per law. Beware of any agency asking for advanced fees for an acquisition, they are totally outlaw.

We can guarantee that we will find you a house and won’t stop until we have. Our intake will allow to understand the type of property you’re looking for and the first viewings or pre-visits will help us in sharpening our understanding of your desires. We have a 100% success rate so far and we never force our clients in a property that didn’t match fully their criteria and desires.

On top of the property price listed, which generally includes the seller’s agency fees, you will need to pay the notary fees of about 8% of the property price. These expenses are called “notary fees” but are mainly taxes.

It really depends on your criteria and your desires and if the perfect apartment is there waiting for you, so it can take two weeks to three months. Once your offer is accepted it takes another two to three months to close, depending on how you are buying, cash or through a loan.

We are a buyer’s agent and that gives us an enormous advantage when listing properties: Since we know exactly what buyers want, we know what to do to showcase your home and sell it in the best conditions of presentation, transparency and security.

Yes, if we find a buyer for your property, we will charge a commission based on the selling price.
We apply degressive commissions according to the property price as specified in the table below:

Only when we have successfully sold your property, meaning at the signature of the deed of sales by all parties.

The Notary will handle all the financial aspects. The money received by the buyer that covers your house price including our commission will be received by the notary in a special account from the “Caisse des Dépôts et Consignations” a government ruled financial institution, and it is the notary who will pay us our commission deducted from the overall sales price.

We have a 100% success rate until now and most of the properties we have been sold at the first visit or even before being listed! During our intake we will discuss the possibilities and strategy including setting realistic expectations.

We represent you, the tenant, and guide you through the entire process of renting a property on the French Riviera. We help you secure the place you want by preparing your tenant file, finding guarantee solutions and dealing with the agencies, visiting houses, helping you get insured, installing utilities, and making sure you can sign a fair and correct lease!

Most real estate agents or agencies work with and for landlords whereas we represent you, the tenant. We believe that “property hunter” is a better description because our ultimate goal is finding the dream property that you are looking for and guiding you through the entire process.

We are licensed real estate agents, yes and representing tenants (you) instead of landlords.

Standard plan: for this service we charge a flat fee € 1,750 including taxes whatever the price of the monthly rent. Half of this flat fee, or 875 € are due when we validate your rental file, if validated, and the remaining half at the end of the control week following lease signature.

Premium plan: for this service we charge a flat fee € 2,750 including taxes whatever the price of the monthly rent. Half of this flat fee, or 1,375 € are due when we validate your rental file, if validated, and the remaining half at the end of the control week following lease signature.

VIP plan: for this service we charge a flat fee € 3,900 including taxes whatever the price of the monthly rent. one third of this flat fee, One third of this amount, or 1,300 €, is to be paid upon contract signature. Another third (1,300 €) is to be paid at the end of the control week and last third (1,300 €) at the end of month one after lease signature.

If you ever decide to buy and hire us to help you find your dream property – you can deduct half of the fees, whatever the plan, from our future fees.

Depending on the service plan you chose.
Standard plan: 875 euros or half of our fees are to be paid just after the rent capacity evaluation. The remaining 875 € are only due at the end of the control week following lease signature!
Premium plan: 1,375 euros after the rent capacity evaluation and 1,375 euros at the end of the control week following lease signature.
VIP plan : One third, or 1,300 € to be paid upon contract signature. Another third (1,300 €) to be paid at the end of the control week and last third (1,300 €) at the end of month one after lease signature.

We have a 100% success rate. However, every tenant situation is different. We adapt to most of the situation, but we are not magicians. It is important to take into consideration that the rental market in the French Riviera is very difficult and that lots of apartments in the market are not available for expats, for different reason. We have an average research period of two months this is why our contracts are of two months. At the end of the contract, we decide together whether we want to continue or not. Again, every research is different and according to your tenant file, it can take two weeks to three months. The more criteria the lower the possibilities of finding the property quickly.

We are a buyer’s / tenant’s agent and that gives us an enormous advantage when listing properties to rent: Since we know exactly what teannts want, we know what to do to showcase your home and rent it in the best conditions of presentation, transparency and security.


The difference with other agencies is that we don’t do it aside from our main activity, we are fully committed to renting your property in the best conditions and selecting secure, guaranteed and respectful tenants.

Yes, we are licensed real estate agents.

We will help you find a tenant that will take good care of your property and provides you a stable rental income. For our services we charge € 1,500 including taxes and if you would like us to manage your property, we charge 8,5% of the monthly rent.

For helping you find a qualified tenant that takes good care of your property we charge a fixed fee of € 1,500 once the lease is signed. And if we manage your property, we will charge 8,5% management fee starting from the first month’s rent.

We can guarantee that we will find a tenant for your property. We work with numerous expat clients who have excellent references and income / savings levels and are guaranteed but who cannot find rentals because of the French unpaid rent insurance system who only accepts French long-term employees. So, tenants are already waiting for your apartment.
The good thing is that leasing through us will avoid you paying those insurances!

During our intake we will discuss the possibilities and strategy including setting realistic expectations.

As we have numerous tenants with excellent references and income/savings, we can assure you that your property will be rented very quickly.
We just need to make sure with you that we are on the same pace regarding the quality of service we want to give to the tenants and you, of course!
