BUY A HOME
We provide property research and relocation services. We represent you, the buyer, and guide you through the entire process of buying a property on the French Riviera. We recommend actions based on what is in your best interest and negotiate the best possible deal for you. That is what you can expect from us and this includes everything from understanding what you are looking for to house visits, building inspections, paperwork, financing, insurance and handing over the keys to your new home!
There is a difference between a listing agent and a buyers agent. A listing agent works for the seller whereas a buyers agent represents you, the buyer. A listing agent shows only the properties he has in his portfolio and might try to force you in one of those properties.
We are your buyers agent and our ultimate goal is finding the dream property that you are looking for and guiding you through the entire process.
We are licensed real estate agents, yes and representing buyers (you) instead of sellers. Our fees for our property research and relocation services are as follow:
If the property is found through a selling agency, FRH will charge a fee based on the net value of the property, from 0,85% to 1,3% (Vat included).
Our fees are calculated on the net property price specified in the pre-contract and exclude the seller agency commission; these will be invoiced separately.
In addition to property research and relocation service fees, FRH will share the selling agency commission (generally 40% or less) when applicable.
If the property is found through a private seller, FRH will charge a fixed fee of 4,2% of the property price, VAT included.
If FRH does not propose any properties or fails to find a property that matches your criteria, no property corresponding to the description of the property to be sought, FRH will not charge any fees and will remain liable for the costs incurred for the search.
All fees are due only upon closing of the acquisition. No fees are required in advance.

Our property research and relocation services include:

▷ Optional second free consultation with an FRH agent to assist you further with your

▷ Introduction to our partners, including Mortgage Brokers, Tax Layers, Visa Specialists,
Currency Brokers, etc.
▷ Preselection of properties based on your defined criteria.
▷ Unlimited property options through seller agencies listings, notaries, lawyers, or private
sellers.
▷ Access to your private on-line portal to view the selected properties and interact with us.
▷ Pre-viewings, or live video tours conducted by FRH to review the pre-selected properties.
▷ Property price check with our own full estimation report.
▷ Negotiation assistance and advice, when needed.
▷ Offer preparation and assistance navigating the offer process.
▷ Document Control: we ensure thorough checks of all relevant documents1 including:
– mandatory diagnostics (electricity, gas, asbestos, lead, termites, natural risks)
– minutes from co-owners’ assemblies (last three years) for issues impacting buyers
(e.g., works, debts, etc.)
– management company financial status,
– condominium rules and regulations,
– Local town hall regulations,
– property tax information.
▷ In addition, if you are acquiring a house, we include:
– assessments for natural risks (2) (flood zones, forest fires, etc.),
– cadastral checks, (3)
– inspections for septic tanks, if applicable.
– house inspection with a contractor (4), if needed.
▷ Advise regarding the overall condition of the property. (5)
▷ Communication with local administration, if needed (town hall, others).
▷ Constant communication with you and with the seller’s agency.
▷ Coordination of notary appointment sworn translators if necessary.
▷ Guidance through all notary related steps (pre contracts, deed of sales).
▷ Our presence during any notary meeting.
▷ Assistance with opening a French bank account.
▷ Assistance with setting up utilities (electricity, gas, internet).
▷ Assistance with house insurance arrangements.
▷ Our presence at the first co-owners’ general assembly.
▷ Referrals to interior designers and contractors if needed.
▷ One month of post-acquisition assistance for any related issues.
Notes 1&2&3: Certain documents will also be reviewed by the notary. Our role is advisory only. FRH cannot be held legally responsible for document control.
Notes 4&5: Our assessments regarding property conditions are advisory. FRH is not liable for any undisclosed defects identified during visits.
Yes, we do work with an exclusive research contract, meaning we are your sole agent searching for your house in the French Riviera. A contract is mandatory as per French law, and it also helps us to better represent you vis-à-vis the other agencies and the notaries.
No research fees are to be paid in advance, as per law. Beware of any agency asking for non-refundable advanced fees for an acquisition, they are totally outlaw. Only consultancy services are to be paid at booking.
We can guarantee that we will find you a house and won’t stop until we have. Our intake will allow to understand the type of property you’re looking for and the first viewings or pre-visits will help us in sharpening our understanding of your desires. We have a 100% success rate so far, and we never force our clients in a property that didn’t match fully their criteria and desires.
On top of the property price listed, which generally includes the seller’s agency fees, you will need to pay the notary fees of about 8% of the property price. These expenses are called “notary fees” but are mainly taxes.
It really depends on your criteria and your desires and if the perfect apartment is there waiting for you, so it can take two weeks to three months. Once your offer is accepted it takes another two to three months to close, depending on how you are buying, cash or through a loan.

RENT A HOME
We represent you, the tenant, and guide you through the entire process of renting a property on the French Riviera. We help you secure the place you want by preparing your tenant file, finding guarantee solutions and dealing with the agencies, visiting houses, helping you get insured, installing utilities, and making sure you can sign a fair and correct lease!
Our rental research service fees are of 1,980 €.
A non-refundable deposit of 990 € is to be made when signing the contract and the final payment of 990 € is to be made when signing the lease.
Yes, we do work with an exclusive research contract, meaning we are your sole agent searching for your rental in the French Riviera. A contract is mandatory as per French law, and it also helps us to better represent you vis-à-vis the other agencies or privates. Contract duration is of two month. We do not work without a contract.
We have a 100% success rate. However, every tenant situation is different. We adapt to most of the situation, but we are not magicians. It is important to take into consideration that the rental market in the French Riviera is very difficult and that lots of apartments in the market are not available for expats, for different reason. During our intake we will discuss the possibilities within your budget and set realistic expectations.
We have an average research period of 1,2 months. Our contracts are of two months. Every research is different and according to your tenant file, it can take two weeks to two months. The more criteria the lower the possibilities of finding the property quickly. This is why we are limiting to 5 the number of criteria.

Yes there is. The market specificities makes it extremely difficult, sometimes impossible, to find apartments with low rents. For those apartments, agencies have a wide choice of French tenant files, and will not bother examining expat files. Therefore, we consider 1,500 € a minimum budget to be able to help you efficiently.
